As A Buyer, Should I Have An Agent?

Home buyers should always have their own agent. The buyer’s agent works to negotiate the best terms and price for the buyer. Best of all, the buyer agent’s services are free to the buyer.

Most people think they have to pay a sales commission. The truth is this: only the seller pays the commission. Whether a buyer uses an agent or not, the seller still pays the commission.The only person that wins when buyers are not represented is the listing agent.

The Buyer’s Agent (under agreement with the buyer) does the following:
  • Specifically represents the buyer in a transaction.
  • Acts solely on your behalf as a buyer and protects your confidential & financial information.
  • Will disclose to the buyer any and all known information about the seller that may be used to benefit the buyer.
  • Has duties of loyalty, confidentiality and obedience to you as a buyer client.
  • Represents, advises, negotiates the best possible price, and advocates on behalf of you as a buyer client.
  • Identifies and shows all properties the buyer is interested in that fit the buyer’s criteria and budget.
  • Connects the buyer with service providers—i.e. inspectors, lenders, home warranty companies.
  • Coordinates the forms, paperwork, and services necessary to bring your property from initial offer through successful closing.

How Does Working With A Buyer’s Agent Work?

Most buyer agents will have their clients sign an agency agreement. The agreement outlines their services, how they are compensated, and how the two parties will work together.

The home buying process is stressful enough without worrying about who you can and cannot trust. Your buyer’s agent works as your trusted advocate, looking out for your best interest.
